Our little neighborhood of Stetson Hills original has seen some amazing growth this year and as we finish the 3rd Quarter it's a great time to reflect on some of that. The 3rd Quarter in Colorado Springs also usually marks the end of prices rising, as things seem to stabilize going into Q4. That being said, we are ending Q3 with a remarkable bang- at the time of this writing Stetson Hills has 14 properties holding contracts and awaiting closing. These 14 properties are Under Contract at a remarkable $123.57 per square foot! This is exceptional growth and reflection in pricing, as just a short year ago the very top properties in the neighborhood were commanding about $100/sq ft. The inflation in pricing was not a great surprise, as we discussed last year that we'd continue to piggyback the growth and demand for neighborhoods like Indigo Ranch, Springs Ranch and Ridgeview. Buyers are appreciating the neighborhoods lack of HOA, convenient location and "free" amenities, like the awesome walking trail and community parks. Days on Market for the Q3 remain extremely low, which is speaking to the demand for our great neighborhood. The future outlook looks very bright in the short term, as I expect demand and subsequent price increases to start as early as Q1 in 2018. For home-owners who are looking to "move-up" into a bigger, or pricier home, now is the best time. With prices inflating all over town, it's a great downsizing market.
